Vintage Mansion Renovation 2 Skeleton
When completely renovating an existing residence, the first step is to demolish and strip the house down to its bare bones. If you are going to strip the house down to its bare bones, it is better to remove everything rather than leaving only a partial structure. This is because
1. You can check the existing construction status
At Mita Tsunamachi Park Mansion , when the building is stripped down to its bare bones, a specialized team including the management company and a consulting design firm inspects the building and repairs any construction defects or deterioration in the structure. This is a very solid maintenance and management system.
(This building was also recognized for having received a structural evaluation at the time of design, and has received the "earthquake-resistant diagnosis completed (conforms to earthquake resistance standards)" mark from the Tokyo Metropolitan Government.)
The existing structure will be inspected by relevant parties, and any defects will be repaired by the original construction company (Kajima Construction).
There are also several other inspections required before completion.
At Mita Tsunamachi Park Mansion , if a skeleton structure is used, the rules state that floors in areas with water must be waterproofed.
We also apply caulking to small cracks in other floors. We have a detailed repair manual.
2. Existing equipment can be completely renovated
It is safer to replace facility piping that is 20 to 40 years old when you perform a major renovation.
At Mita Tsunamachi Park Mansion , stainless steel piping is specified for the hot and cold water piping for the air conditioning. However, simply updating it, including insulation, would cost several million yen. Currently, there are other piping materials with superior performance, so we proposed this to the management company and adopted metal-reinforced polyethylene pipes with insulation. As a result, we were able to significantly reduce costs. (The ability to make proposals that are not bound by rulebooks is a job that only an architect can do.) The blue material on the window side is insulation, and the parts hidden under the floor were also insulated to prevent condensation.
3. Freedom of planning
If you use a skeleton plan, you can create a completely new plan. The complaints about the existing plan included "entering the master bedroom from the living room," "the entrance is dark," "the kitchen is closed off," and "there is not enough space around the bathroom." The new plan completely reconsiders the plan and resolves all of these issues.
Another appeal of vintage apartment renovations is the ability to reuse precious items from the past. In this renovation , precious furniture doors made from bark and green onyx marble were preserved and reused.
