Urban housing born beyond regulations

| Bringing new value to undeveloped land

This project was planned in Seijo, Setagaya Ward as the second in the DEUXFLE base series, following Minami-Azabu.
This quiet area has a great residential environment, but strict regulations, such as height restrictions and greening requirements, mean that development has not progressed until now.
In this project, we maximized the volume and maximized the value of the land by utilizing multi-story row houses and underground space, which are not special buildings.

| 4-story maisonette unit

Each unit is a four-story maisonette dwelling combining a basement floor + first floor and a second and third floor, creating a three-dimensional living space that takes advantage of the site conditions.
By adopting a reinforced concrete wall structure, we have created a clean interior space without columns or beams, ensuring a rich living environment even within the limited height restrictions.

| High density, yet good environment

By arranging the apartments at a high density, appropriate space is created between neighboring properties compared to detached houses, providing an excellent environment in terms of ventilation, lighting, and privacy.
It is a harmonious urban proposition that is not only comfortable for its inhabitants but also open to the surrounding environment.

| Development that benefits cities and lives

This project not only increases the asset value of real estate, but also contributes to improving the value of life and the quality of the urban environment.
By utilizing knowledge of regulations and design in vacant urban areas that have traditionally been difficult to develop, the project shows how sustainable and prosperous cities can be created.
